Frequently Asked Roofing Questions
How Long Does a Roof Last?
Asphalt shingle roofs generally last between 15 and 20 years, though severe weather and lack of maintenance can lead to roof damage that will shorten that timespan.
In addition to asphalt shingles, this is the typical lifespan of other roofing materials:
- Asphalt 15-20 years
- Asphalt (with laminate) 20-30 years
- Metal 30+ years
- Clay Tile 50+ years
- Concrete Tile 50+ years
- Slate 15-25 years
- Cedar Wood 15-25 years
If you’re not sure about the age of your roof or it’s damaged, schedule a roof inspection to ensure it’s in good shape.
Can You Install Shingles Over an Existing Roof?
Reroofing, or adding shingles on top of the existing ones, can minimize the cost of a new roof, but our roofing company doesn’t recommend it because the downsides often outweigh the benefits. An added layer can make a roof more difficult to inspect for damage, it will raise the cost of future projects, and it can void the manufacturer’s warranty on your roofing materials. Also, some homes may not bear the extra weight of a second layer of shingles.
Do I Have to Work with a Licensed and Insured Roofing Company?
We highly recommend working with a licensed and insured roofer. While legally you don’t have to, a licensed roofing contractor will have the verified knowledge and experience to do the job properly and there can be repercussions against them when they don’t follow standard guidelines.
Similarly, the roofing company should have insurance coverage. Otherwise you may be held liable for any injuries to the roofers or any damage they may do to your property.
How Do I Know I Need a New Roof?
We would suggest starting with a roof inspection if it’s over 15 years old, or you see signs of roof damage, including:
- Loose or damaged shingles
- Curling or buckled shingles
- Damaged or missing flashing
- Shingles without granules
- Broken gutters
How Much Does a New Roof Cost?
The cost of a new roof is determined by the roof itself. We look at square footage, slope, type of roofing, and whether the structural elements will require repair. We understand it’s hard to plan for a new roof, so we provide free estimates to avoid surprises as well as 0% financing for 24 months for most customers so you don’t have to put off a roof when you need it today.
